FHA loan requiremants?

Ok im selling my house and I had stated I wanted it sold "as is" condition. We had got an offer and thinking they where taking it "as is" I signed to accept the offer. Now my realestate agent is telling me that the buyers have an FHA loan and that you cant sell it "as is" with an FHA loan. He stated that FHA loans require certain things to be fixed before helping the buyers. I have to replace my water heater pipes and lift it from the floor to meet code. Also I need to repaire the patio roof cause of leaking. Now my question is....is this in fact true that in order for FHA to give the buyer the loan I have to repair certain things? thanks in advance

Pretty much - FHA requires the house to be in a certain condition. You have your option of not fixing anything (as is) and the people getting the loan have to fix everything before buying or walk away or you can fix everything that FHA wants fixed. You need to talk to your agent to avoid this in the future.

So, cancel the contract. There is law that says you have to sell. Just cancel it. Next time, write in "as is" and NO FHA nor fixy anything.
